Finding Off-Campus Housing

Finding an apartment or house in Binghamton can be stressful, but resources like College Pads simplify the process. College Pads approves all listed off-campus housing options. Many companies offer options to tour properties while social distancing.

Lease Agreements and Financial Considerations

  • Individual vs. Joint Leases: American Campus Communities (ACC) offers individual leases, where each resident is responsible for their rental installments and applicable utility and parking charges. This means you're only responsible for your student's rent - never someone else's! A guarantor will need to sign the guaranty agreement.
  • Lease Term and Installments: The typical lease term is approximately 11.5 months, aligning with the university's academic calendar. The total rent is usually divided into 12 equal installments, due from August 1 to July 1.
  • Payment Options: ACC accepts credit cards, debit cards, and ACH payments online through their Resident Portal. Save time in the future and never miss a rental installment by setting up recurring payments.
  • Late Fees: Landlords may waive late fees if students plan to pay rent using student loans or financial aid.
  • Utilities: Some landlords offer the option of including utilities in the rent, providing a fixed monthly cost. Students can choose if they want utilities included or if they want to handle the monthly bill themselves. If students decide to keep the utilities in their names, they should remember that the “budget plan” that NYSEG offers is an average of what the house has cost in the past. This average usually includes decades of time when a family lived in the home. With most students having TVs, computers, etc. in their own rooms, the bills tend to be much higher.

Roommate Matching

Roommate matching programs, like RoomSync, help students find compatible roommates. You will have the opportunity to create a personal profile, search, filter, chat and match with other residents who will be living in the community. You decide what matters most when narrowing down your search. Want a roommate with the same major? You got it! Prefer to live with someone who goes to bed early? No problem! Looking for a roommate who enjoys college football? No sweat!

Maintenance and Communication

Landlords typically provide their personal cell phone number for emergencies and address issues immediately. Students will be given at least 24-hour notice before showing the property or performing a maintenance check.

Renter's Insurance

Communities often require residents to obtain minimum Legal Liability to Landlord (LLL) insurance coverage of $100,000. Residents can purchase their own policy or opt for coverage provided by American Campus Communities.
