Founded in 2010, Core Spaces is a vertically integrated company focused on acquiring, developing, and managing properties across the student housing and build-to-rent (“BTR”) sectors. Its residential communities feature world-class amenities, progressive design, and hospitality-driven client service. In its award-winning student portfolio, Core currently owns and/or manages over 45,000 beds and has a pipeline of over 49,000 beds in various stages of development. Core's BTR division currently has approximately 4,000 homes under development and in its pipeline in high-growth metros across the country.

Internship Roles: A Glimpse into the Porter Position
While Core Spaces offers a variety of internship roles across different departments, the Porter position provides a great example of the type of hands-on experience available. The Porter works on-site to complete all groundskeeping tasks as directed by their supervisor.
What a Porter Intern Does
- Groundskeeping and Upkeep of Property:
- Ensuring completion of daily checklists.
- Maintaining exterior cleanliness and overall curb appeal for the property.
- Maintaining landscaping in good repair in between 3rd party service visits.
- Cleaning and sweeping swimming pools as required.
- Arranging property furniture as directed.
- Mopping and vacuuming daily in all areas required.
- Ensuring all amenity areas stay clean and presentable throughout the day.
- Responsible for ensuring product presentation meet brand and company standards at all time.
- Other Responsibilities:
- Must be able to work a full shift / required work schedule on-site at the property.
- Must be available for additional hours including evenings, weekends, and overtime when necessary.
- Must be available to assist with move-outs, turn, and move-ins that extend beyond normal full-time hours
- Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job. This may include bending, stooping, and lifting throughout the workday.
What Core Spaces Looks For
Ideally, candidates for the Porter position will have:
- High School or equivalent education preferred
- Proficient in simple computer tasks
- One year experience in maintenance or a skilled trade
- Experience in the student housing or multi-family industry
Organizational Structure
The Porter reports to the Community Engineering Manager.
