A Legacy of Education
The Raymond Education Campus, originally named Charles W. Raymond Elementary School, has a rich history within the District of Columbia. The school was initially constructed in two phases, in 1924 and 1928, designed as an extensible building for white children, reflecting the educational norms of the time. Architect Albert L. Harris oversaw alterations in 1964, adding classrooms to the west side of the building. The original design featured a long, rectangular red brick structure, a common architectural style for schools of that era, accented with minimal limestone trim, including a strip at the parapet displaying the school's name. The school was named in honor of Charles W. Raymond, a member of the U.S. Corps of Engineers, a graduate of West Point, who served as assistant engineer in the construction of the defenses of Alcatraz Island near San Francisco, California.
Modernization and Expansion: A New Chapter
In recent years, Raymond Elementary School has undergone a comprehensive modernization and expansion project to better serve its diverse student population and align with the District's commitment to equitable access to educational resources. STUDIOS Architecture, in collaboration with design-build contractor MCN Build, spearheaded this effort to modernize and expand the existing 1920s building. Completed in July 2023, the project has resulted in a 96,000-square-foot school and campus designed to meet LEED Gold and WELL standards, with the ambitious goal of achieving Net Zero Energy certification.
The modernization project involved the demolition of a 1960s addition and a complete renovation of the historic 1920s building. The renewed space includes a new gymnasium, library, classrooms, and an enhanced entry sequence, providing students with facilities and technology comparable to the best private and public schools in the District.

- Central Courtyard: The building is organized around a central play courtyard, easily accessible from various points within the school. Major programs like the cafeteria, gymnasium, and library all benefit from borrowed light and strong visual connections to the courtyard, fostering a sense of connection with the outdoors throughout the school. The “public” programs of the gymnasium and cafeteria are each adjacent to the outdoor program and easily accessible from the building entrance, which allows for after hours access to these areas while the rest of the school can be closed off. PreK classrooms are located on the ground floor with easy access to the playground, while classrooms for older students are efficiently located on upper floors. The library is located on the second floor with a strong connection to the building lobby and courtyard. All spaces receive ample natural light and views to the outdoors.
Sustainability Initiatives: Aiming for Net Zero
Raymond Elementary School is committed to responsible resource management and environmental stewardship. The school is designed to meet LEED Gold and WELL standards and is striving for Net Zero Energy certification.
- Net Zero Energy: The project aims for net-zero energy consumption, where the energy produced by the building through renewable sources, such as solar photovoltaic (PV) systems, equals or exceeds the energy consumed over a year.
- Water-Sourced Heat Pump System: The building utilizes a water-sourced heat pump system supported by geothermal wells placed around the site, enhancing energy efficiency.
- Automatic Window Shades: Automatic motorized window shades with reflective backings are installed at all windows. These shades reduce the shading coefficient when lowered, minimizing heat gain during the day and heat loss at night. During the winter, the shades stay in the open position to allow sunshine through the windows and help heat the space.
- Ventilation System: Ventilation is direct ducted into the rooms and is decoupled from the air conditioning system. Carbon dioxide sensors modulate the VAV box dampers in each classroom based on occupancy demand. Ventilation for this project was calculated using the VRP method.
- Energy-Efficient Lighting: Lighting is designed based on 0.50 w/sf.
- Low-Flow Water Fixtures: Hot water fixtures are designed to be ultra-low-flow, with aerators reducing water consumption in classroom sinks to 0.35 gallons per minute (gpm) and showerheads to 0.65 gpm. Automatic controls on most sinks turn off water when not in use.

The school spans a total of 93,000 SF, with 39,000 SF dedicated to the historic renovation and 54,000 SF allocated for new construction. Situated in DC’s Ward 4, it is conveniently located just 0.2 miles from the Georgia Ave/Petworth Metro Station. Designed to accommodate 590 students to support DCPS’s growth, the compact site creatively utilizes courtyards to provide space for two playgrounds catering to two to twelve-year-old’s. The school’s public art budget of $500,000 has facilitated the installation of eight unique art pieces by DC artists.
