Jumpstart Your Career: The Toll Brothers Internship Program

Toll Brothers, the nation's leading builder of luxury homes, offers a robust internship program designed to provide students with a valuable learning experience and jumpstart their careers. This program serves as an important recruitment tool for the company, offering mentoring opportunities for staff and a chance for students to gain real-world experience in the homebuilding industry.

A Culture of Engagement and Investment

At Toll Brothers, a culture founded on respect, integrity, and care is paramount. The company's values, "Take Care of Each Other" and "Do the Right Thing," are woven into daily interactions with employees, customers, trade partners, and the community. This commitment extends to the Employee Engagement strategy, which focuses on creating a welcoming culture, investing in people, and impacting the community.

Creating a Welcoming Culture

Toll Brothers is dedicated to cultivating a workplace where everyone is welcome and treated with fairness, dignity, and respect. Employees are encouraged to live up to the company's six shared values, fostering an environment where they feel comfortable being themselves.

To further strengthen this culture, Toll Brothers supports Employee Resource Groups (ERGs). These employee-run groups create workplace connections, enhance personal and professional development, and contribute to the internal community and the communities in which Toll Brothers operates. The six ERGs are:

  • ADAPT (Abled and Disabled Allies Partnering Together)
  • BELIEVE (Black Employees Leading Inclusion, Excellence, Vision, and Education)
  • MOSAIC (Multicultural Organization Supporting An Inclusive Culture)
  • Toll Brothers Women's Network
  • Toll PRIDE Network
  • Veterans at Toll

All employees are welcome to join any ERG at any time, fostering a sense of belonging and inclusivity.

The Culture & Community Council, comprised of employees, provides direction on initiatives that strengthen the company culture and the Toll Brothers community. This council assists management in cultivating and reinforcing a workplace culture that attracts, motivates, and retains employees. Culture Ambassadors, a volunteer team, help embed culture initiatives throughout offices across the country.

Toll Brothers values employee voices and strives to create a work environment where employees feel engaged, challenged, and committed to the company's future. An annual anonymous employee engagement survey provides insights into the work environment and areas for improvement. The company also recognizes employees who go above and beyond through the Keystone Award program. Winners are celebrated three times a year and receive a monetary award, a personalized trophy, and recognition. The Keystone Awards are tied to the company's values, and employees must demonstrate they have gone above and beyond in their jobs and exemplify these values.

Toll Brothers is committed to upholding a workplace free from hostility and harassment. Clear Human Rights and Equal Employment Opportunity (EEO) policies are embedded in the Code of Ethics and Business Conduct and reinforced in Preventing Workplace Harassment training. Subcontractors are required to adhere to these policies and all national and local laws.

Investing in Our People

Toll Brothers focuses on advancing and developing its talent, ensuring that all employees receive fair and equitable treatment at every stage of their career.

The company's performance management process, called Momentum, facilitates meaningful, ongoing communication about performance and professional development. Employees are encouraged to set goals with their managers at the beginning of the year, conduct an achievement check-in at mid-year, and share their assessment and feedback on their performance at year-end. Employees are also encouraged to complete a self-evaluation to have a voice in the annual accomplishment review process.

Individual Development Plans (IDPs) are another tool offered to employees to help them pursue their career aspirations. Employees use the IDP to identify their strengths, what they enjoy most about their role, and their professional interests. They then work with their manager to develop and prioritize short and long-term career goals and map out the development needed to reach those goals.

The Internship Program: A Deep Dive

The Toll Brothers internship program offers college students full-time, paid work during the summer and, for co-op students, during the school year. Interns are immersed from day one, working on impactful projects that shape real communities and contribute meaningfully to the business, whether on construction sites or in offices. They are considered part of the team and receive competitive compensation, mentorship, and opportunities to connect with senior leaders.

There are two main categories of internships:

  • Operations: These internships provide hands-on experience in overseeing day-to-day operations on job sites. Interns spend approximately 12 weeks helping to bring unique communities to life.

  • Corporate: These internships offer exposure to various corporate functions, such as land acquisition, marketing, and community planning.

  • A Marketing Management intern emphasized the rewarding and inspiring nature of being part of the homebuying journey. They grew their skills, found mentors, and built meaningful friendships.

Management Associate Program

The Management Associate (MA) program aims to develop future Toll Brothers leaders. This program consists of on-the-job experiences, starting with rotations in each of the homebuilding functional areas. After completing the rotations, MAs transition into an immersive learning experience in one functional area. Upon completion, MAs are ready to step into multiple operations roles based on the division's needs and the MA's area of interest.

Training and Development

Toll Brothers provides employees with opportunities to advance their skills through on-the-job learning and formal training. Toll Brothers University and the Talent Development Team offer courses and programs specifically designed to develop both technical and soft skills. Specialized onboarding programs and continued skill development are also offered to new people leaders, as well as Sales and Construction employees.

Mentoring Programs

Toll Brothers offers select employees the opportunity to engage in formal mentoring relationships. One program follows a group mentoring format, where mentees are paired with a mentor based on their business interests and the mentor's expertise. This collaborative approach fosters learning and growth through shared experiences, supports the achievement of career goals, and helps build strong networks.

National Production Training

The National Production Training Program was built on extensive research and industry best practices to develop highly skilled construction professionals. The program is divided into five curriculums that encompass technical skills, managerial skills, leadership, personal development, and field proficiencies. It is continuously updated to reflect the latest technologies and industry advancements. The program is designed for production employees, specifically Assistant Construction Managers, and includes refresher courses for experienced Construction Managers.

National Sales Training

Toll Brothers offers best-in-class, in-house training designed to empower its Sales team at every stage of their career. The comprehensive new hire onboarding program combines immersive training with hands-on experience. Ongoing education is tailored to today's fast-paced selling environment, featuring advanced courses focused on navigating market shifts, improving efficiency, and maximizing time. A dedicated Sales Leadership onboarding program delivers strategic tools and frameworks to drive consistent sales performance.

  • Develop Talent
  • Build Trust & Awareness
  • Drive Results
  • Focus on the Customer
  • Improve & Innovate

Impacting the Community

Giving back is an integral part of Toll Brothers' identity. The company and its employees are passionate about supporting the communities where they live and work. Toll Brothers has been committed to supporting worthy philanthropic endeavors since its inception.

To encourage this spirit of service, Toll Brothers offers every employee a Day of Service – a paid day each year dedicated to volunteering with local organizations. Divisions and departments are encouraged to participate in a day of community service annually. The largest effort takes place each January, when teams come together to recognize MLK Day and honor Dr. Martin Luther King’s legacy of service.

Teams are encouraged to give back to local charities, including organizations such as Posse, YouthBuild, the Leukemia & Lymphoma Society, Alex's Lemonade Stand Foundation, Living Beyond Breast Cancer, Movember, and Covenant House.

Toll Brothers Gala

Since 1993, Toll Brothers has hosted an annual fundraising gala in Philadelphia, bringing together the community to support meaningful causes. Over the years, the Gala Campaign has benefited organizations such as the American Cancer Society, The Posse Foundation, and HomeAid. This event has helped Toll Brothers raise millions of dollars, fueling vital programs and making a difference in the lives of those who need it most.

Toll Brothers Foundation

To maximize its philanthropic impact, Toll Brothers established the Toll Brothers Foundation, a 501(c)(3) not-for-profit organization, in 2022. The company provided initial seed money for the Foundation and is strategically investing those funds to ensure its sustainability.

Donations made through the Foundation are primarily consolidated around three focus areas:

  • Education and Workforce Development
  • Health, Housing, and Social Services
  • Sustainability and the Environment

The Toll Brothers Foundation supports employee-driven philanthropy, including grants made through Employee Resource Groups and annual Sustainability Grants made to employee-nominated organizations.

Sustainability Grants

Annually, employees are invited to nominate projects and organizations that help Toll Brothers preserve or enhance the natural environment. Selected projects receive a grant from the Toll Brothers Foundation.

Employee Resource Group Grants

Employee Resource Groups (ERGs) are invited to nominate one or two nonprofit organizations to receive Toll Brothers grants each year that align with one of the Foundation's key philanthropic focus areas.

Opportunities at Toll Brothers

Toll Brothers is seeking candidates with graduate degrees in fields such as real estate development, construction management, and land development. The company also seeks Associate Sales Consultants to assist in achieving community sales goals.

Each year, the University Recruiting team visits career fairs across the country to meet talented students interested in early career opportunities.
